Booking Terms and Conditions

  1.  The hirer or person booking must be 18 years of age or over and authorised to agree to the Booking Terms and Conditions on behalf of all persons included in the party occupying the property.  

  2. All bookings must be accompanied by a 10% non-refundable deposit (minimum £30.00).  For bookings made within 28 days of arrival we require full payment at time of booking. For all other bookings the balance is due 4 weeks before the arrival date.   We will sometimes hold or reserve the apartment for a few days, but if no deposit is received by the end of one week we reserve the right to seek an alternative booking.

  3. Following receipt of the deposit we will send a confirmation e-mail or letter. This is our formal acceptance of the booking.

  4. We do not ask for a security deposit, however the hirer of the apartment undertakes to keep the accommodation and all furniture, fixtures and fittings in the same state of repair and condition as at the start of the holiday, to leave the accommodation clean and tidy and to pay for any damage and breakages at the property and to the contents, before their departure.

  5. Any cancellations should be made in writing as soon as possible.  There will be a loss to the hirer of only the deposit if the booking is cancelled up to 28 days before the scheduled arrival date.  If the booking is cancelled within 28 days of the arrival date, or in the case of a no-show, the loss to the hirer will be equal to 50% of the total booking.

  6. The hirer agrees not to sublet the apartment, assign the booking to anyone else or exceed the maximum number of persons allowed to stay in the apartment (4 people).  We reserve the right to terminate the booking immediately without refund or compensation on breach of this condition.

  7. The apartment will be available from 4.00pm (3.00pm Saturdays) on the arrival day and should be vacated by 11.00am (10.00am Saturdays) on the morning of departure.

  8. From time to time the accommodation owners or their representatives may require access to the apartment while it is occupied, for instance for reasons of safety or for urgent repairs and maintenance. They will always endeavour to give prior notice and arrange a mutually convenient time, however, the hirer must permit such access to the accommodation at any reasonable time during the holiday.

  9. In the event of any problem arising on arrival or during the holiday, the hirer should bring this to the attention of the apartment owners representative immediately.

  10. We regret that the apartment is currently unsuitable for pets and therefore animals are not permitted within the property. We reserve the right to terminate the booking immediately without refund or compensation on breach of this condition.

  11. Unfortunately we currently do not have facilities for babies and young children (under 5’s).

  12. The apartment is a no-smoking establishment.

Access: The apartment is situated on the 2nd floor and there are no lifts. Therefore the apartment may not be suitable for those with difficulty climbing stairs.
